Preparing for the Inspection

In the effort of making the inspection as beneficial and smooth as possible

  • Verify we will have access to the home and in some cases sub-divisions.
  • Pets removed or instruction on what to do with them.
  • You receive the owner disclosure list.
  • Utilities turn on (water, gas, electric) so we can operate fixtures and appliances.

 

If you scheduled online, the day before the inspection you will receive an email reminder of the date and time.

Plan on taking two to three hours for the inspection

If you plan on having more than a couple of people attend, please assign someone that will be going around with the inspector, to try and maximize the time we have in the home.

Because a Home Inspection only includes a representative number of items which usually means one of each per room, to maximize chances of finding defects additional people my want to operate all windows and fixtures as they walk around the house, just be mindful and careful not to break anything as this is not your house.

When we finish the inspection the buyer will have a pretty good idea of the condition of the house.

The final report will be put together over the next few days, where pictures and other documentation may reveal other problems not noted during the inspection.

 

You will then receive the final report via email, this report will only be given to and discussed with the client and per North Carolina Law will not be shared with anyone else, if the client wishes to share the report with someone else it is up to them to pass it along

The cost of the inspection is listed on the signed contract and is due on the day of and before the start of the inspection.
